Exterior Paint: What Holds Up
Sherwin Williams Emerald Exterior is the most commonly specified premium exterior paint in Orange County. It provides excellent UV resistance, color retention, and adhesion on stucco surfaces. Sherwin Williams Duration is a close alternative with similar performance at a slightly lower price point. Benjamin Moore Aura Exterior is another strong option for homeowners who prefer that brand.
All three products cost $65 to $95 per gallon. Standard builder-grade paint costs $30 to $40. The price difference shows up in coverage (fewer gallons needed), durability (longer between repaints), and color retention (less fading in direct sun).
Interior Paint: What to Expect
Sherwin Williams Emerald Interior is the standard for premium residential interiors. It provides excellent coverage, washability, and a smooth finish. Eggshell is the most popular sheen for walls because it hides imperfections while being easy to wipe clean. Flat works for ceilings. Semi-gloss works for trim, doors, and baseboards.
Why Sheen Matters
Flat and matte sheens hide surface imperfections but are harder to clean. Eggshell balances appearance and washability. Satin adds a slight sheen and cleans easily. Semi-gloss reflects light and works best on trim, cabinets, and high-moisture areas like bathrooms. High-gloss is reserved for front doors and accent surfaces where you want maximum impact.
Elastomeric Coating for Coastal Homes
Homes within five miles of the coast benefit from elastomeric coating on stucco surfaces. Elastomeric paint is thicker than standard paint and bridges hairline cracks up to 1/16 inch. It creates a waterproof membrane that blocks moisture intrusion from salt air and rain. Standard exterior paint does not provide this level of protection.
What Premium Paint Saves Over 20 Years
Standard paint needs refreshing every 5 to 7 years. That means 3 to 4 repaints over 20 years. Premium paint lasts 10 to 15 years, meaning 1 to 2 repaints over the same period. Factor in labor costs for each repaint and premium paint often costs less over the life of the home.
