Elastomeric coating is a thick, flexible paint that waterproofs stucco and bridges hairline cracks. For coastal Orange County homes exposed to salt air, wind-driven rain, and moisture intrusion, it provides a level of protection that standard exterior paint cannot match.
What Makes Elastomeric Different from Regular Paint
Standard exterior paint creates a thin film on the surface. Elastomeric coating is 5 to 10 times thicker. It stretches up to 300 percent without cracking, which allows it to bridge hairline cracks in stucco that would otherwise let water in. When the stucco expands and contracts with temperature changes, the coating moves with it instead of cracking.
Which Homes Need Elastomeric Coating
Any stucco home within five miles of the Orange County coast benefits from elastomeric coating. Homes with recurring hairline cracks in the stucco, homes with moisture stains on interior walls adjacent to exterior surfaces, and homes on hilltops exposed to Santa Ana winds are all good candidates.
Inland homes with stable stucco and no moisture issues do fine with standard premium exterior paint. Elastomeric is not necessary for every home, but it is the right choice for homes with moisture exposure.
What Elastomeric Coating Costs
Elastomeric coating runs $1.50 to $3 per square foot more than standard exterior paint. On a typical 2,500 square foot exterior, that adds $3,750 to $7,500 to the project cost. The higher cost is offset by fewer repaints (elastomeric lasts 15 to 20 years vs 7 to 10 for standard) and by preventing moisture damage that costs significantly more to repair.
Products Used in Orange County
Sherwin Williams ConFlex is the most commonly specified elastomeric coating for residential stucco. It provides excellent flexibility, adhesion, and UV resistance. Sherwin Williams Loxon XP is another option that combines elastomeric properties with a smoother finish. Both products handle the OC climate well.
Application Process
The surface gets pressure washed, patched, and primed with a masonry primer. Elastomeric coating is applied with an airless sprayer in thick, even coats. Two coats minimum. The thicker application requires more material and slightly longer dry times between coats than standard paint.
