Painting over damaged stucco is a waste of money. The paint will peel within a year because the surface underneath is compromised. Here is what stucco repair involves, what it costs, and why it has to happen before any paint goes on.
Why You Cannot Skip Repair
Stucco cracks let water in. Water behind the stucco causes the paint to bubble and peel. It also causes the stucco itself to delaminate from the substrate. Painting over cracks seals the moisture in rather than keeping it out. The paint fails faster on damaged stucco than on bare stucco with no paint at all.
Signs Your Stucco Needs Repair
Hairline cracks wider than 1/16 inch. Bubbling or blistering on the surface. Soft spots when you press on the stucco. White mineral deposits (efflorescence) on the surface. Water stains on interior walls adjacent to exterior stucco. Pieces of stucco falling off. Any of these mean repair before paint.
How Stucco Repair Works
Pressure wash the surface to remove dirt, mildew, and loose material. Wire brush any areas with efflorescence. Patch cracks with elastomeric caulk for hairline cracks or rapid-set stucco patch for larger areas. Let patches cure (24 to 48 hours depending on product). Prime all repaired areas with masonry primer. Then paint.
For larger damage areas (delamination, substrate exposure, sections larger than a few square feet), the damaged stucco is cut out and replaced with new stucco to match the existing texture. This is more involved and costs more, but it is the only proper fix for significant damage.
What Stucco Repair Costs Before Painting
Minor crack patching and caulking is typically included in a professional exterior painting quote at no extra charge. Moderate repair (multiple patches, some sections replaced) adds $500 to $2,000 to the project. Major repair (large sections, substrate replacement) can add $2,000 to $5,000 or more depending on the extent of damage.
The cost of repair is always less than the cost of repainting a year later because you skipped repair the first time.
How to Know if Your Painter Includes Repair
Ask. A professional painter will walk the exterior and identify every crack, bubble, and soft spot during the estimate. The quote should specify what repair is included and what would be additional. If a painter quotes without walking the property, they are guessing and your repair needs will become surprise charges mid-project.
