Most Orange County neighborhoods have an HOA. Most HOAs have rules about exterior paint colors. Breaking those rules means fines and forced repainting at your expense. Here is how to navigate the process and get the color you want without the headache.
How HOA Paint Approval Works in Orange County
Every HOA has an architectural committee (sometimes called a design review board) that reviews exterior changes. Painting your home a different color counts as an exterior change. Even if you are repainting the same color, some HOAs require notification.
The process is straightforward: submit an application, include your proposed colors (usually paint chips or color swatches), wait for approval, then paint. The details vary by HOA but the structure is the same everywhere.
What You Need to Submit
A completed architectural change request form (available from your HOA management company or website). Physical paint chips or color samples attached to the form. A description of which surfaces will be painted: body, trim, fascia, doors, garage door. Some HOAs require a photo of your home with the proposed colors marked. Some want the exact Sherwin Williams or Benjamin Moore color codes.
How Long Approval Takes
Most HOA architectural committees meet monthly. Submit your application at least 2 weeks before the next meeting. Standard approval takes 2 to 4 weeks. Some HOAs take up to 6 weeks if the board meets quarterly or if your color requires special review.
Do not start painting before you receive written approval. Verbal approval from a board member is not binding. Wait for the official letter or email from the management company.
Pre-Approved Color Palettes
Most OC HOAs maintain a pre-approved color palette. Choosing from this list dramatically speeds up approval because the committee has already vetted these colors. Many Irvine communities (Woodbridge, Turtle Rock, Northwood) publish their approved palettes on the management company website.
If you want a color outside the approved palette, you can still submit it. Expect additional review time and the possibility of denial. A good strategy is to find the closest approved color and propose a slight variation.
What Gets Denied
Colors that deviate significantly from the neighborhood palette. Bright or saturated colors on the body (most HOAs want muted, neutral tones). Colors that clash with adjacent homes. Using more than 3 colors on the exterior (body, trim, accent is the standard maximum). Painting brick or stone surfaces when the HOA wants them left natural.
What Happens If You Paint Without Approval
The HOA sends a violation notice. You get a deadline to submit an application or repaint to the previous color. If you ignore it, fines start accumulating (typically $50 to $200 per month). In extreme cases, the HOA can place a lien on your property. This is not worth the risk. The approval process takes 2 to 4 weeks. Repainting costs thousands.
How a Painter Can Help
An experienced OC painter has been through the HOA process hundreds of times. They know which colors get approved in which communities. They can help you choose colors that satisfy both your taste and the committee. They can prepare the submission with proper color codes and documentation.
