How Often Should You Repaint Your House? A Homeowner's Guide

Interior walls need refreshing every 5 to 7 years. Exteriors every 7 to 10. Here is how to know when it is time and what happens if you wait too long.

There is no universal answer because every home wears differently. But there are clear guidelines based on surface type, exposure, and the quality of the last paint job. Here is what we see across Orange County.

Interior Walls: Every 5 to 7 Years

Lived-in rooms with regular use (living rooms, kitchens, hallways, kids' rooms) need repainting every 5 to 7 years. Low traffic rooms like guest bedrooms and formal dining rooms can go 8 to 10 years. Bathrooms with moisture exposure may need it sooner.

The signs: scuff marks that no longer wipe clean, faded color especially near windows, visible patching from repairs, and an overall dull finish that makes the room feel tired.

Exterior Stucco: Every 7 to 10 Years

Stucco exteriors in Orange County need repainting every 7 to 10 years. South and west facing walls fade first because of direct UV exposure. Coastal homes within five miles of the ocean may need attention at the 5 to 7 year mark due to salt air.

The chalking test tells you when it is time: run your hand across the stucco. If white powder transfers to your palm, the paint film has broken down and the surface is exposed to moisture. Repaint before water damage starts.

Trim, Fascia, and Doors: Every 5 to 7 Years

Wood trim deteriorates faster than stucco. Horizontal surfaces (window sills, door thresholds) take the most abuse from water and sun. Semi-gloss and gloss finishes on trim show wear more visibly than flat finishes on walls. Plan to repaint trim on the same cycle as the stucco or slightly sooner.

What Happens If You Wait Too Long

Paint is a protective coating, not just a color. When it breaks down, moisture penetrates the surface underneath. On stucco, this causes cracking and delamination. On wood, it causes rot. On metal, it causes rust. The cost of repainting on schedule is always less than the cost of repainting plus repairing the damage caused by waiting.

How Product Quality Affects the Timeline

Premium paint (Sherwin Williams Emerald, Benjamin Moore Aura) lasts 10 to 15 years on exteriors. Standard grade paint lasts 5 to 7 years. Over a 20 year period, one application of premium paint is cheaper than three applications of standard paint when you factor in labor costs for each repaint.
