What Drives the Price Up
Surface condition. Walls with damage, peeling, moisture issues, or heavy texture need more prep. Prep is where most of the labor goes. A wall in good condition takes half the time of a wall that needs patching, sanding, and priming.
Height and access. Vaulted ceilings, stairwells, and two story exteriors all require ladders, scaffolding, or lifts. That adds time, equipment cost, and safety considerations.
Number of colors. Every color change means masking, cutting in, and sometimes re-priming. A whole house in one color is faster than 8 rooms in 8 different colors.
Product quality. Benjamin Moore and Sherwin Williams premium lines cost more than builder grade paint. They also cover better, last longer, and look noticeably different on the wall. You get what you pay for.
What Should You Watch Out For
Quotes without a breakdown. If a contractor gives you a number without listing what is included (surfaces, prep, products, coats, timeline), you have no idea what you are comparing. A $5,000 quote that skips primer and uses one coat is not the same as a $9,000 quote that includes full prep and two coats of premium paint.
